AB-1103 HighlightsLet Greener Dawn's team of experts orchestrate the AB-1103 compliance process for your asset.- Beginning July 1, 2010, the following commercial buildings will be REQUIRED to disclose the building's energy efficiency rating in a sale, lease, or financing:
- 50,000 square feet or bigger office, hospital, retail, and refrigerated warehouses
- Owner occupied buildings over 5,000 square feet
- Food stores over 25,000 square feet and unrefrigerated warehouses over 200,000 square feet
- This rating will be based on the system developed by the U.S. Environmental Protection Agency's Energy Star Portfolio Manager.
- Energy Star's benchmarking system rates buildings on a scale from 1 to 100. The scale rates a given building against similar buildings within its class. The system adjusts for climate but not for age (i.e. a building in Chicago will not be compared to a building in San Diego for heat use).
- Properties that receive a score of 75 or above are eligible to be recognized as an Energy Star Building. A better score can allow owners to capture a "green premium" when the property sells or rents.
